5) What will you have to pay us for this service?

 

Mortgages (Inc Lifetime Mortgages)                                                                     

 

 FORMCHECKBOX        No fee, we will be paid by commission from the lender.

 

 FORMCHECKBOX        Commission paid from the lender and levy an administration fee.

 

This fee will depend upon the level of work involved in processing your application and the commission due and is payable upon application. The fee will be calculated using our hourly rate of £50.00 per hour and a typical administration time of between 5 and 10 hours. Therefore our typical administration fee will be between £250.00 and £500.00 and will be determined and agreed upon prior to the commencement of any application.

 

 FORMCHECKBOX        Fee basis only.

 

If you would prefer, we can provide our services on a fee only basis. The fee charged will be agreed upon prior to commencement of any application. Any commission then received from the mortgage lender will be passed on to you the client.

 

You will receive a key facts illustration when considering a particular mortgage which will tell you about any fees relating to our recommended mortgage.

 

Insurance

 

 FORMCHECKBOX        No fee, we will be paid by commission from the Insurer.

 

 FORMCHECKBOX        Commission paid from the Insurer and levy an administration fee.

 

This fee will depend upon the level of work involved in processing your application and the commission due and is payable upon application. The fee will be calculated using our hourly rate of £50.00 per hour and a typical administration time of between 2 and 5 hours. Therefore our typical administration fee will be between £100.00 and £250.00 and will be determined and agreed upon prior to the commencement of any application.

 

 FORMCHECKBOX        Fee basis only.

 

If you would prefer, we can provide our services on a fee only basis. The fee charged will be agreed upon prior to commencement of any application. Any commission then received from the Insurer will be passed on to you the client.

Under such an arrangement the client must accept any claw-back conditions applied to the payment of the commission from the Insurer.

 

You will receive a quotation which will tell you about any other fees relating to any particular insurance product.

 

6) Refund of fees

 

Mortgages (Inc Lifetime Mortgages)                                                                     

 

If we charge you a fee, and your mortgage does not go ahead, you will receive:

 

 FORMCHECKBOX        A full refund if the purchase falls through.

 

 FORMCHECKBOX        We will retain £100.00 of our fee should your application be rejected by the lender due to undisclosed information.

 

 FORMCHECKBOX        No refund will be given if you simply decide not to proceed with the recommend mortgage.

 

Insurance

 

If we charge you a fee, and your protection policy does not go ahead, you will receive:

 

 FORMCHECKBOX        A full refund if the purchase of a property relating to the need for the protection policy falls through.

 

 FORMCHECKBOX        We will retain £50.00 of our fee should your application be rejected by the insurer due to undisclosed information.

 

 FORMCHECKBOX        No refund will be given if you simply decide not to proceed with the recommend mortgage.

 

7) Who regulates us?

 

Property Finance Solutions (UK) Ltd of 110-112 Seaside, Eastbourne, East Sussex, BN22 7QP is authorised and regulated by the Financial Services Authority (FSA). Our FSA Register number is 468281.

 

Our permitted business is advising on and arranging both mortgage and non investment insurance contracts.

8) What to do if you have a complaint

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.

 

9) Are we covered by the Financial Services Compensation

     Scheme (FSCS)?

 

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and circumstances of the claim.

 

Mortgage advising and arranging is covered for 100% of the first £30,000 and 90% of the next £20,000 so the maximum compensation is £48,000.

 

Insurance and General Insurance is covered for 100% of the first £2,000, and 90% of the remainder of the claim.

We also have a substantial Professional Indemnity policy underwritten by Lloyds of London should the need ever arise.


 

 

10) Confidential Information / Data Protection Act

 

We will treat all your personal information as private & confidential (even when you are no longer a customer) except where we are permitted by Law or where disclosure is made at your request or with your consent in relation to arranging your mortgage.

 

You have the right of access under the Data Protection Act 1998 to your personal records held on our files. By the completion of our Fact Find document you are giving your consent for us to store, use and disclose this information.

 

11) Buy with Confidence – Trading Standards

 

The ‘Buy with Confidence’ scheme, set up by Trading Standards, supports and promotes trustworthy and reliable businesses.  We have undergone rigorous checks by Trading Standards and been placed on their approved list.  The criteria for this included commitment to quality of service to all our clients, and good business practice.

 

In the case of a disputed complaint, a mutually agreed arbitration scheme will be appointed to provide a satisfactory conclusion which Property Finance Solutions (UK) Ltd will accept.
